The sellers claim their realtor never submitted the propper short sale paper work to their 1st and 2nd lien mortgage companies. They divorced during this process and live 4 hrs away.

What advantage do I have in trying to work with them vs. letting the bank get it back in 2 months?

The definition of foreclosure that you use sounds like a single home may have two or more months of "foreclosure" activity. Is this true? Is there a way to separate the instances out, so that we don't overstate foreclosure statistics?

Can anyone recommend a Real Estate agent who himself/or her invest in properties? HI my name is Eli Barreto, I am a real estate investor looking for properties. I also have several investor that i also help find rehab, short sales ,wholesales & rental properties. Because of the money backing me up, I set a goal to put one house a week under contract. Some of these i will sell to other investors , others i will fix and flip myself , And because of these strategies ,I will need to be very aggressive on the price i pay for them. So the agent that i choose to work with , Cannot be afraid to offend other agent with low offers. Bottom line is i will use different strategy when permitted, And we will have to work hard and long hours to meet our goals. Which are to close on at least 12 deals in the next 12 month. The reward wiil be worth our effort. I want you to make money, so i will put in the agent on for sale by owner deals. And at times i will write additional commission in to the contract ,when we are at full speed ahead.

These are the types of properties that am looking for: Single family in Queens,NY And in Brooklyn,NY area code 11237 and preferbly 10 miles around into Queens ok .We are looking for 2 family and up to 8 family.
